Costs and quotes

What does a typical foundation repair cost?

National guides put most projects between $2,200 and $8,200, averaging about $5,200. Crack injection runs $200–$1,000 per crack, steel push piers $1,000–$3,000 each and helical piers about $3,500–$4,400 each. Full underpinning projects can run $10,000–$40,000. These are typical national ranges, not quotes; a contractor’s written quote after an evaluation sets your price.

Is the evaluation really free?

The companies we connect you with typically offer a free evaluation and quote at the home, and our service is free to homeowners. The evaluation is a sales estimate from a contractor, not an engineering opinion. If you want an independent assessment, a Kentucky-licensed professional engineer can provide a report, typically $300–$2,000 nationally.

How many quotes should I get?

Two or three is a sensible number for most foundation jobs. Compare the method, number and location of piers, depth assumptions, restoration included, exclusions and warranty terms, not only the price. If two contractors recommend very different repairs, that’s a good moment to consider an independent report from a Kentucky-licensed professional engineer.

Does homeowners insurance cover foundation repair?

Usually not for settlement. Standard homeowners policies generally exclude earth movement — settling, subsidence and sinkholes — though ensuing damage like fire may be covered. Ask your insurer what your policy covers. We can’t give claim advice, but knowing your policy wording before an evaluation helps you plan.

Bowling Green soils, karst and sinkholes

Why do Bowling Green foundations settle?

Much of Warren County is a karst plain over limestone, covered with red clay residuum. The Kentucky Geological Survey notes structures partly on soft residual clay can subside gradually. The clay is heavier and more plastic when wet and shrinks in drought, so seasonal swings plus voids in the rock below can let footings move.

Can a sinkhole open under my house?

Sinkholes are common in Bowling Green; the city responded to at least 18 new ones after April 2025 rains. Most open in yards, streets and drainage areas. KGS says limestone subsidence hazards usually can be overcome by prior planning and site evaluation. If one opens near your foundation, have the house evaluated by a contractor or a licensed engineer.

Who fixes a sinkhole in my yard?

The city repairs sinkholes on public land and stormwater infrastructure; report those to Bowling Green Public Works Stormwater at 270-393-3628. A sinkhole on private property is generally the owner’s responsibility. The city’s method is to dig to the bedrock throat, then place geotextile and graded crushed stone. A contractor can quote similar work and any foundation repair.

Does mine subsidence insurance cover sinkholes?

No. Kentucky’s Mine Subsidence Insurance Fund (KRS 304.44) covers only the collapse of underground coal mines, never karst sinkholes. Warren County’s participation is unclear: it joined in 2009 but is missing from the 2024 qualified list. Ask the Kentucky Department of Insurance about current status, and ask your insurer what your own policy covers.

Did the 2021 tornado affect foundations?

The December 11, 2021 high-end EF-3 tornado damaged or destroyed roughly 500 Warren County homes, according to Gov. Beshear. Many were rebuilt or repaired, some on new slabs and fresh fill. If you own a rebuilt home and see new cracks or uneven floors, a free evaluation and quote can help you understand what is happening.

Signs and repair methods

How do I know if a foundation crack is serious?

Thin vertical hairline cracks in poured concrete are often shrinkage. Cracks that are wider than about a quarter inch, horizontal, stair-stepped in block, wider at one end, or paired with sticking doors and sloping floors deserve a closer look. Mark the ends and date them; growth over weeks or months is the key sign.

Push piers or helical piers: which is better?

Push piers are driven with the weight of the house until they reach firm bearing, which suits heavier homes over shallow rock. Helical piers are screwed in and work for lighter structures, porches and new loads. On uneven karst limestone, ask each contractor how they verify bearing at every pier and price extra depth.

Mudjacking or polyurethane foam?

Both lift sunken slabs. Mudjacking pumps a cement slurry and runs about $500–$1,900 per job nationally. Polyurethane foam is lighter, uses smaller holes and runs about $5–$15 per square foot, though guides disagree. Neither fixes settlement under a house footing; that usually takes piers. Ask what the contractor expects if the soil below keeps moving.

Is crawl space encapsulation worth it in Kentucky?

It can help a damp crawl space that shows mold, wet insulation or sagging framing. Encapsulation typically runs $1,500–$15,000, around $5,500, or $3–$7 per square foot nationally. Ask what’s included — liner thickness, sealed vents, dehumidifier, drainage, support jacks — and how the system will be maintained over time.

What fixes a bowing basement wall?

Contractors typically use carbon fiber straps for walls with modest inward movement ($4,000–$12,000, about 12 strips) or wall anchors and steel braces for more movement ($5,000–$15,000). Horizontal cracks in block walls and visible leaning are the usual signs. Ask whether the plan stabilizes the wall in place or tries to straighten it over time.

Contractors, permits and contracts

Do foundation contractors need a license in Bowling Green?

Kentucky has no statewide general-contractor license. In Bowling Green and Warren County, the Bowling Green–Warren County Contractors Licensing Board requires any general or specialty contractor to be licensed for 12 months at a time, with proof of liability insurance and workers’ comp/UI compliance. Look up the company on the Active Contractor Search at bgky.org before signing.

What about towns outside Warren County?

In Glasgow, Franklin, Russellville, Scottsville and Morgantown, licensing is handled locally; ask the city or county building office what the company needs and whether your job requires a permit. Ask any contractor for their local license or registration and proof of insurance, and keep copies with your contract and warranty.

Do I need a permit for foundation repair?

Bowling Green’s Building Division requires a permit to construct, enlarge, alter, repair or demolish a structure. Foundation repair isn’t named on that page, so ask whether your job needs a permit — structural work usually does; the contractor normally pulls it. National permit fees typically run $75–$150. Don’t assume no permit is needed.

Can I cancel a contract after signing?

Kentucky’s home solicitation sales law (KRS 367.410–.460) lets a buyer cancel a contract signed at home until midnight of the third business day, and the seller must include a “BUYER’S RIGHT TO CANCEL” notice. There is an emergency-repair exception. This is general information, not legal advice; read your contract and ask an attorney about specifics.

What should a foundation warranty include?

Ask for the warranty in writing: its term, what voids it (for example, plumbing leaks or added loads), whether it transfers to a buyer and any transfer fee. Find out who honors it if the company changes hands, and keep the warranty with pier depth records and elevation readings for when you sell.
